Commissioning the Building Envelope

Presented by Brian Stroik, Senior Quality Process Manager for Oscar J. Boldt Construction, Madison, WI.
As buildings continue to become more complex assemblies and the issues of mold and energy efficiency more prevalent, the importance of commissioning the building enclosure is more essential than ever.  This presentation will discuss the overall envelope commissioning process with a focus on the steps a construction manager used to successfully facilitate their commissioning process.

The envelope commissioning process uses quality assurance / control methods to ensure success.  Some of these methods include: plan review, team discussions of expectations, team plan review of details, mock ups, and education of on-site trades men, along with the quality control aspects of installation review, and third party on site testing.

This commissioning process is intended to test architectural design, educate trades men on proper installation techniques, and ensure the building enclosure will meet the expectations of the owner.  It does so by using a step by step approach that includes the design team and installing contractors taking ownership in the building facade through specifying expectations and means to achieve them.  Through performing this process, owners are managing buildings that surpass their expectations in energy efficiency, comfort, and quality.

Brian Striok is the Corporate Quality Manager for The Boldt Company, based in Appleton, Wisconsin.  The Boldt Company has offices nation-wide and is a multifaceted company containing Construction Management, General Contracting, Architects, and Facility Planning groups.  Brian’s main responsibilities include; reviewing construction documents including building envelope design, enclosure failure inspection / resolution, and the development / training of the Built in Quality (BIQ) Process for construction from start to finish.  Brian sits on the Board of Direction for the Building Enclosure Technology and Environmental Council (BETEC), Co-Chair’s the Building Enclosure Council of Wisconsin (BEC-WI), is a Senior Member of American Society of Quality (ASQ), is certified by the American Society for Healthcare Engineering (ASHE), is ACI Certified for Concrete testing, and a member of the South Eastern Wisconsin Carpenters Union.  He has been published in the Journal of Building Enclosure Design, and been interviewed and quoted in publications such as Distributed Energy Magazine and SprayFoam Magazine.  Brian has spoken at various conferences including: BEST 1, the American Society for Quality (ASQ) World Conference, BEC-WI, the American General Contractors (AGC) Annual Conference on Surety Bonding and Risk Management, Wisconsin Healthcare Engineering Association, and at the Wisconsin’s American Society of Civil Engineers (ASCE) annual conference.  He will also be speaking at the BEST 2 Conference
Mr. Stroik is currently leading the White Paper effort to summarize Whole Building Commissioning for the National Institute of Building Sciences.
